Homebuyer Compromises

Home buyers are usually pretty certain about what they have to have in the home they purchase … then comes the rude awakening about how they need to pare down their list when they see what’s available. Unless you’ve got an endless supply of the green stuff, you may be in the same boat. So how do you decide what to delete from your list?

 

There are three main things that combine to make the perfect home: Location, price and condition (aka features, amenities, size, etc). For your own sanity, especially in the current market- you should be prepared to compromise. If you can get 80% of what’s on your list, you’re doing well.

 

Location

In my experience, most people would compromise on the location of their home before they’d give up the size or important features.  Sure, ideally you’d love to live within walking distance of the grocery store and your favorite restaurant or park, but wouldn’t you rather have more space?

 

 

Square footage

On the other hand, if you’re willing to do without that formal dining room or extra guest room, you may be able to stay within your budget and buy a house that’s closer to downtown. If the compromise is that your in-laws visit less often or even stay in a hotel when they do visit, maybe that’s a good thing!

Unless part of your reason for moving is needing more space for future plans, bigger may not be better.

 

 

Yard size

Buyers often dream of having a huge yard for the kids to play in or a huge award-winning flower garden, but then they’re shocked when they realize what these add to the price.

 

Maybe just having a modest sized yard with room for a trampoline for the kids or a great patio for entertaining is enough if the trade-off is a little more room inside.

It’s always good to know what features you want in a home.  In a housing market with low supply and high competition, it helps to prioritize your needs and wants and be ready to compromise to get what you want.
