Leasing properties is a great way to make steady, passive income, especially when approximately one-third of the population is renting. However, being a successful landlord takes hard work and you won’t always get the results you want right away. When you decide to rent out your home, there are multiple steps you can take to make sure the process goes as smoothly and quickly as possible. Here are some tips that will help you get good tenants quickly.

Curb Appeal

Curb appeal is more than just what a home looks like from the street. It includes the aesthetic appeal of the entire property, including landscaping. Looking at your property as if you were a prospective tenant. Consider touching up the paint, pressure washing steps, driveways, and sidewalks, sprucing up flower beds to add color, cleaning up cobwebs, and fixing other defects that you may have grown accustomed to seeing on a daily basis.

Take great photos!

When it comes to renting property, having excellent photos is priceless. The vast majority of people start their rental search online and will absolutely dismiss a property based on how it looks in pictures. If you don’t have quality photos, you will lose potential tenants and increase the time it takes for you to fill the vacancy. Not all renters will first come to see the property in person, so photography is crucial to make the best first impression. It’s also helpful to take several photos rather than just a few that show the outside and a couple main rooms. People want to see a great photo of each room, all entry ways and staircases, and the backyard and/or patio. They’ll want to picture themselves living in and enjoying the space. Make sure the photos are bright and show off some of your home’s best features.

Attempting to find people to rent your home on your own can take significantly longer than having a professional property manager do it for you. If you find a company that has a history of success and experience, they should have effective systems and marketing tactics for finding tenants. These companies can make sure that you’ve done a good job with the curb appeal, photography, and interior because they have extensive knowledge of what sells and what doesn’t, finding you a tenant faster so that rent check comes in on time.

With extremely low vacancy rates in our area, it should be very easy to find tenants, but following these steps will also help you find quality renters who are also likely to take good care of your rental home.
